** Live like a local **

This is a quiet and safe neighborhood and you really will be living like a local. Close to parks and public transport, this house is also only 7 mins walk from Shin-Koenji subway station which will have you in Shinjuku in minutes.

You’ll love this fresh and clean house because of the full cooks kitchen, large open family room and sunny deck. Lots of super comfy beds. Suitable for couples, business travelers and large extended families (with kids). Included is fast fibre WiFI internet for business travelers and heaving gaming teens. Plus a portable WiFi for sightseeing.

This is a large family home is on two levels and contains 3 large bedrooms, spacious open kitchen, large dining room, quiet TV/living room and large open deck.

This home will accommodate up to eight guests. Or share between two or three couples for a relaxed retreat in Tokyo. We welcome groups and families with children and can provide toys for little ones to keep them entertained at home.

** Services & Amenities **

You will have full private use of the house and this is professionally cleaned between guests. There are always plenty of clean linens and towels. If you would like a cleaning and linen service mid-stay, let us know and we can arrange this for a fee.

There is a fully equipped kitchen, washing machine, dryer, two washlet toilets and everything you need for a relaxing stay. The kitchen is equipped with a stove, microwave, dishwasher, toaster, coffee maker, rice cooker, fridge, kettle, pans, cooking utensils, plus crockery and cutlery for 8 people. We include complimentary coffee and tea.

All essentials like soap, shampoo & conditioner, toilet paper, towels and linens are included. All you need to bring are your clothes and personal items.

High-speed WiFi internet is inside the apartment - great for business people (or heavy gaming teens) plus a portable WiFi unit is also available for you to carry around town with maps and DVD player with a selection of DVDs are included. AppleTV is included so you can easily stream from your smart phone or laptop over WiFi through the TV. Or log into your own iTunes or Hulu or Netflix account and watch on-demand TV and movies.

There is some space for luggage in the closet however if you have large amounts of luggage or ski gear it might be best to ship these directly to your ski resort using a baggage service - cheap and reliable in Japan.

If traveling with children, we can also recommend a wonderful English speaking babysitter who can take care of your little ones in the house while you experience the bright lights of the big city or romantic dinner.

** The Neighbourhood **

The house is in a quiet and safe street but only a few minutes walk from Shin-Koenji station which is just 12 minutes away from all the bright lights, shops and restaurants in Shinjuku.

If you are feeling fit, 20 minutes walk through the charming Koenji shopping street will have you at the JR Koenji station.

You are close to the very cool and hip Kichijoji with Inokashira park, as well as the live houses and second hand fashion of the Kichijoji shopping arcades.

The streets are fairly typical of suburban Tokyo and some urban hiking reveals interesting architecture as well as many green spaces.

On days when you want to stick close to home, the neighbourhood bustles with restaurants, cafes, bars, shops and other amenities. There is a grocery store nearby perfect for stocking breakfast and for snacks, we suggest any of the nearby convenience stores which are open 24 hours.

We have also included a selection of novels and travel brochures, walking maps and a Lonely Planet for you to use during your stay. We are happy to recommend out of the way places and local knowledge of our combined 20 years living in Tokyo.

** Transport **

It would be hard to get a better location for sightseeing. Enjoy a 12 minute train ride to the quiet gardens of Shinjuku Gyoen or the exciting shops around Shinjuku 3-chome.

Shin-koenji station is on the Marunouchi subway line that will have you in Shinjuku in around 12 minutes or stay on to cross through the Tokyo and Ginza area for a few additional minutes.

From Shinjuku station you can easily access all other parts of Tokyo.

Shinjuku: 12 minutes

Shibuya: 20 minutes

Kichijoji: 10 minutes

Ginza: 20 minutes

Akihabara: 20 minutes

Ueno: 34 minutes

Tsukiji: 26 minutes

Asakusa: 36 minutes

** Getting Here **

After you have confirmed your booking, a PDF will be emailed to you with all of the best options for getting into Tokyo from either airport or from other cities around Japan.

From Narita airport, take the Narita Express train to Shinjuku and it is a ¥2,500 yen taxi ride from there if you have lots of luggage. If you travel light, hop on the Marunouchi line to Shin-Koenji station for ¥270.

Alternatively, take the Airport Limousine Bus to Shinjuku station.

When you make the booking, we will send you a welcome pack with lots of transport information and confirm a convenient meeting time and location to ensure you will be able to settle in quickly.

Our calendar is ALWAYS up-to-date. We also have instant book facility so feel free to book immediately. Last-minute bookings are usually not a problem. Please introduce yourself and your group in the first email so we can get to know you and assist you with any special requests.


Check-in time: 3pm or anytime after this. We are fine with late arrivals.

Check-out time: 10am or anytime before.

A courtesy 1-2 hours may be available ONLY if asked within 24 to 72 hours of arrival or departure (that is when we will know). More than 2 hours will require a fee or for you to book another night. We mostly have back-to-back bookings so please consider your travel plans when you make your booking. We are happy to adjust your if availability allows but please plan early as we do book up.


The short answer is sadly no.

Many of the larger train stations have lockers big enough for a full size suitcase. Shinjuku Station has plenty of large coin lockers.

Alternatively, we recommend you use a baggage shipping service. Japan has a few companies to choose from - just do a web search for "Takkyubin Japan" to find the most commonly used companies. These are very reasonably priced, safe and extremely reliable. If you ship your luggage from the airport, you can move about the city easily and have your luggage delivered directly to the house at a time convenient for you.


Our contact details, the house address and excellent walking directions from the nearest train station(s) are provided in your WELCOME PACK. We will send this to you a few weeks before your arrival date. Please print off the Welcome pack in case you don’t have internet access when you first arrive.


Closer to your arrival we will be in contact to arrange a suitable time and place to meet with you. It will either be one of us or a trusted friend or relative. We will meet you, hand over the keys, run through the facilities of the house and also give you a tour of the local area if time allows.


Our houses always have a variety of bedding options but we do not advise trying to squeeze in more than the maximum number of people on the listing. We want you to be comfortable and there are restrictions on the number of people who can sleep for safety reasons.

We have a baby beds or baby futons for your use at no extra charge.


The total price is composed of three parts:

1. Nightly price x # of nights (plus any nightly charges for extra guests when applicable)

2. Cleaning fee(one-time fee)

3. Service fee(one-time fee set and collected by the website, typically between 6 and 12%)

Weekly Price: Price may fluctuate based on peak holidays, and special events. Enter in your specific dates to see the current price for those days.


It is professionally cleaned prior to your arrival and after you depart. For your privacy, no one enters the house during your stay except for you and your group. If you wish to have a mid stay clean and linen service, this is possible for additional costs.

We Loved the Koenji House

We absolutely loved the Koenji house!!!

'What a fantastic house with many latest home appliances such as floor heater, bathroom heating, clothes dryer, dishwasher and air purifier. It is also equipped with variety of kitchen wares from blender to DeLonghi’s coffee maker! This is not a surprise to hear that a happy International family lived here. The house locates in a very quiet area and the quality of the bed mattress promises fast sleep. Exploring local shopping arcades in Minami Asagaya and Koenji is fun! 最新の乾燥機、空気洗浄機、床暖房、お風呂場の暖房システム、食器洗浄機を備えた素晴らしいお宅。キッチン用品もミキサーから有名コーヒーメーカー、趣きのある食器と揃っています。インターナショナルなご家族が住んでらっしゃったと聞き、納得です。閑静な住宅地にあり、ベッドマットレスも心地良いため、夜はぐっすり眠れます。また、南阿佐ヶ谷や高円寺の商店街散策も楽しいです!'

Super House in Koenji

The Host is a very friendly. Their house makes us doesn’t wanna leave Japan, it was super cozy. We really love the gas dryer , unlike any other electrical dryer. The restaurants , especially ramen shop was delicious near the house and there are plenty of other places to try out. Thank you for letting us stay and feels like a real Japanese residents. We will come again for sure.

'It really is a luxury to have this much space in Tokyo. The place is huge by the standards of the city and offers some great amenities you don't normally see (the dryer was much appreciated). The house was super clean and obviously well looked after. The area is pleasantly quiet and local, but only a short walk into the heart of Koenji, one of the most interesting and unique neighborhoods in Tokyo. So many good restaurants and places to explore all with in walking distance. We loved our time here and would gladly stay again.'

Cool Koenji house

'La casa de sam fue una increíble sorpresa, mucho mejor que las fotos, mucho espacio y buena ubicación, teníamos a nuestra disposición todas las comodidades necesarias para tener una estadía cómoda, la línea del metro está a menos de 10 minutos caminando y conecta con todo lo importante, hay un par de supermercados y farmacias cerca, en general lo recomendaría, fue una grata sorpresa para nuestro grupo.' The house was an amazing surprise, much better than the photos, lots of space and good location, we had at our disposal all the necessary amenities to have a comfortable stay, the subway line is less than 10 minutes walk and connects with All important, there are a couple of supermarkets and pharmacies nearby, in general I would recommend it, it was a pleasant surprise for our group.

We hope to come back and stay again!

'We had a wonderful time. The house was spacious, clean, and ideal for a family and for work. At first we thought the location seemed a bit further out from the center than what we are normally accustomed to when we stay in Tokyo but it really turned out to be a major plus. The Koenji area feels lively and lacks the pronounced touristy elements and crowds that occasionally plague other areas. Our 8-year old son in fact commented on how quiet the neighborhood was and really appreciated the nearby park. I would certainly recommend this house and location and would hope to stay there again. It should also be mentioned that the kitchen was one of the best equipped ones we have had the pleasure to use in Japan. For example, after nearly 25 years of coming to Japan I have never had a dishwasher. There were ample supplies for cooking which made the initial days much easier. It was such a pleasant kitchen that we cook most of our meals but there are also lots of options for eating out in the local area!

Love the Koenji House!

The house is well kept in a quiet neighbourhood and relatively close to the nearest station. There are several options for convenience stores, supermarkets and food in the vicinity. There is a lot of space to roam around in the house, the three bedrooms are located on the first floor; the living room, kitchen, bathroom are located on the second floor and there are restrooms on each floor. The kitchen is well equipped if you want to whip up a meal if you don't want to dine out. The Host and his colleague were very friendly and made sure that we had everything we needed.

Koenji House Tokyo stay

Koenji home was a really nice area to stay in. The house was exactly how it was pictured and it was an easy walk for for us to get to the station. The vicinity had some restaurants nearby that operated 24 hours, so you will never go hungry. There was also a Family Mart convenience store nearby, less than 5 mins walk. It was relatively easy to hail a cab along the main street if needed. The house was also equipped with sufficient amenities like washer, dryer, heater, hairdryer, towels, wifi and a pocket wifi. We absolutely loved hanging out at the outdoor balcony area. It was really nice and cosy.

Love this House

Where do we begin?? Koenji House place is nothing short of expectation. I know space is very limited anywhere in Tokyo but you would be amazed by the size of living area they have in the house. First floor is all the three bedroom, after entering, first door left is the master with the small TV, first door right is second bedroom with a queen size bed. Second door on the right is the two twin bed bedroom. Also this a half toilet with just the toilet and closet with clothes dryer. Second floor: living, dining and kitchen with a small out courtyard. Which was fantastic and not very common among home in Tokyo. There were plenty of space for two family traveling with children. They had children books and toy that were helpful with our little one!! In the kitchen there were plenty of appliance to use to prepare breakfast or meal for the family when we didn’t feel like eating out. Also come on handy when you’re trying to time adjust and wake up middle of the night looking for food. There at least three market near by for your shopping convenience, Inageya on the way to Shin Koenji Station. Two more closer to the house Co-op and Summit. Check in process was good, we meet with one of the staff who pick us up from Shin Koenji station and offer taxi ride to the house since we have our hands full. However it’s only 7 mins walk from the station the house. Once we got in he explain the amenities and how everything work and he was off. Everything in the house work perfectly and we never had to bother the host during our 7 days/6 nights at the house. Short five minute you have a strip of small shops and local restaurants that good for that late night craving. I would highly recommend this home if you have the chance to book it. We trying to extend our stay for just a few more days but it was not available(sad face) but extremely happy for the time that we spent here. Hope this will help anyone make the decision to stay here or not easier but feel free to contact me if you have any question or concern about the place. I’ve had my share of terrible service with vacation rental houses, so it was nice to find a trusted name once again.

Perfect Tokyo Holiday.

We spent a great time at this charming house. It was exactly what we were looking for and had everything we need. The Host was very helpful with detailed check-in instructions and area recommendations making us feel like a local in no time. The location of the apartment is quite convenient. From Shin-Koenji it is just a short walk, but there is also bus you can take. The bus-stop is just 200m away from the house. But even you stay close to Tokyo's busy districts like Shinjuku this place is totally calm. All together we really recommend this place and would love to stay here again in the future. Thank you you so much! Incredibly beautiful place to stay!
